Hello everyone,
we are interested in a building plot. It is currently undeveloped and located in the last construction phase of a new development area. The development of the plot will take place next year. At the moment, it is still farmland.
We already like it quite a bit, but ideally, it would be 3 meters wider. Since the neighboring plot (same owner/seller) has not yet been sold, we are considering whether we could extend "our" plot by 3 meters in width. The seller was also not opposed to this, as it would allow them to cater to interested parties looking for a smaller plot. ([Plots of the same size are still available]).
These additional 3 meters will probably be quite expensive, because in addition to the higher purchase price (3m * length * purchase price), higher development fees (due to more sqm), there are also costs for changing the plot sizes.
I am currently trying to estimate how significant the last point is and whether it is worth it for us. I am calculating a four-figure amount. What needs to be done to make this possible? The plots probably need to be newly surveyed. It may be necessary to create a new cadastral parcel, which will then be merged with "our" plot. Is it advantageous that the area is not yet developed and, for example, no boundary stones are set yet?
What steps are necessary to obtain the 3 meters from the neighboring plot, and how expensive will it be approximately? At which office or offices can I get information about this?
