Hello,

my wife and I want to buy a house (approx. 180,000-250,000€) in the near future.

My wife is a branch manager at a large shoe retailer. I am self-employed. Since I am liable with private and business assets, I want my wife to buy the house and not appear as a co-owner. That should be possible, right?

I don’t know if my wife’s lenders would grant the loan. She earns about 3000€ gross. Is it a problem if I am registered as a guarantor, if the lender insists on having a guarantor?

I definitely do not want my creditors to take my wife’s house if my business venture doesn’t go well.

That is of course possible and, if your business is that risky, not a bad idea.

Whether the bank does it with or without you as a guarantor can only be told to you by the respective bank.

In any case, your wife must be able to repay the loan on her own. A guarantee is not intended for the repayment of the loan, but is only an additional security for the bank.

Yes, I will also participate. If I am a guarantor, the creditor cannot claim anything on my wife's house property, right?

Your creditors cannot get to your house if you arrange it accordingly.

How do you want to participate? The bank does not care because you are not the borrower. In addition, in the worst case, you can no longer participate because you have no income. Then, if you have to participate financially, your creditor would not have their finger on the property, but the lending bank would.
