Which costs are NOT financed through a construction loan?

Hello and many greetings from Bavaria,

Can the following costs arising from our house construction project be financed with a construction loan or must they, like the furnishings (furniture), be covered by our freely available equity?

This is important for me regarding the use of our available equity or for the calculation of the construction loan.

Kitchen,
Masonry fireplace
Driveway
Garden with plants and lawn
Terrace
Garbage shed and doorbell system outside (driveway gate)
Fence separating the street and neighbors from our property.
Soil sample before construction begins for structural calculations as well as cost estimation for earthworks.
Garage (prefabricated garage, not masonry!)
Additional construction costs (insurance for construction, electricity, water, portable toilet, etc.)

There is no black or white answer to that. In principle, what can be financed is what is associated with the construction of the house.

What can be financed and what should be financed are indeed different... because if everything that could be financed is actually financed, then the interest rate will be modest...

Kitchen... no

The rest is basically yes.

Be careful with ancillary construction costs, as some include one thing or another that does not belong there from a bank's perspective.

A financing that covers everything you want to finance sounds quite tight and rather unhealthy without knowing other details, and is only rarely recommended.

Simply explained, this applies to many banks. Everything firmly connected to the house and property can be financed.

Furniture is not considered to be firmly connected items. Each bank is different regarding incidental purchase costs. Incidental construction costs can be co-financed.

I was able to submit all the points you mentioned, and they were paid without any issues through the financing (Wüstenrot)... but you might also receive different experiences here, see previous poster. As I said, the kitchen was also covered for me, as were other pieces of furniture.

Everything that is agreed with the bank beforehand is quite simple. For example, we also included the kitchen, although we had equity of almost 50% and could theoretically have paid for it ourselves and put something else into the loan instead. But since you normally use up your equity first, and the kitchen is not usually included first, we explicitly included the kitchen.
