Sure, I could just call the bank, but I think I can just ask you and maybe you can help me out.

Which costs are generally not covered? As far as I know, the notary fees and also the property transfer tax are not covered, but are there any other costs that are definitely not covered?

Apart from the fact that the question itself is nonsense, because the costs are basically covered by the bank loan that is financed to you, you will always encounter numerous additional costs when building a house that are not covered by the bank loan. This starts with property transfer tax and notary fees, goes through the upgrades, and includes the initially higher heating costs for warming up the screed, which hardly anyone has on their invoice. We could make a cost collection thread out of this and list what additional costs can come up. Let's see what comes to mind right away (some things may, depending on the BU and construction service description, be included in the house price, but do not have to be): - property transfer tax - notary fees - surveying costs - costs for soil assessment reports - costs for (additionally required) earthworks - disposal of excavated soil - costs for excavation and laying of sewage/stormwater pipes, if beyond the construction service description - installation and connection of a rainwater cistern, if provided for in the development plan - connection costs of energy suppliers and telecom - construction site setup (usually included in the house price, but I've seen it differently) - special wishes beyond the house standard (upgrades), such as additional sockets (standard is basically never enough) - necessary furnishings, such as kitchen - design of outdoor facilities/green areas - etc. pp. Did I forget anything?

- 5% property transfer tax - varies by municipality
- possibly broker fees, approx. 3.57% of the land price – varies by municipality
- approx. 1.5% notary fees, calculated from the land price
3 x entries in the land register (1st priority notice of conveyance, 2nd ownership transfer,
3rd entry of the mortgage)

2. Financing

- possibly advisory/closing fees for financing, approx. 1.5% of the total loan amount
- approx. 0.25% commitment interest, based on the loan amount

3. Construction preparation

- approx. €2,800-€3,200 surveying services (qualified site plans / height surveying /
staking out / building surveying)
- provision of connections for construction water / construction electricity, approx. €6.00 - €8.00 rent for
standpipe/day, approx. €300 rent for construction electricity meter plus consumption
- fees (for house number, drainage permit, building permit), approx. €1,000 – €1,500, varies by municipality
- builder's liability insurance approx. €80 - €150/year, depending on the insurance company

3. Earthworks

- removal of excess soil (normal soil conditions) with cellar, approx. €1,500
- internal development (wastewater/stormwater pipes), approx. €2,500 – depending on the pipe route
- inspection shafts, soakaway or infiltration shaft, approx. €1,900 - €2,200
- reserve for foundation ancillary costs approx. €8,000 for soil replacement and/or similar

4. House connection costs

- electricity/gas/water/telecom, connection to the sewer, approx. €8,000 - €8,500 - varies by municipality

5. Fees

- acceptance of the drainage line, approx. €150 - varies by municipality
- chimney sweep (acceptance of the chimney/gas system - note fee is charged twice), approx. €200 - varies by municipality
- land registry office (transfer of surveyor data to the property map), approx. €150 – varies by municipality

Total approx. €35,000 - €40,000

THE REQUIRED FUNDS FOR FLOOR COVERINGS, PAINTING WORK AS WELL AS OUTDOOR FACILITIES ARE NOT YET CONSIDERED IN THIS LISTING!

The kitchen invoice was probably rejected because the bank does not recognize a kitchen as an increase in value. Therefore, the loan-to-value ratio and the conditions change.

That is not correct!

You can very well set an amount "X" for yourself, up to which you want to plan revaluations and add this to the financing. Whether you stick to it later is your responsibility and self-discipline.
