When to start construction?

if the shell construction is to be completed this year, by when should planning at the latest begin?
We already have a rough idea but no concrete plan yet.
How long should one roughly plan for in order to really do everything exactly as one imagines?
It takes some time to get quotes... and until the company then starts...

Could you perhaps help me with that?
