What would you build on this property?

Hello,
I am now the proud owner of a great plot of land and would like to be inspired by you about what alternatives to the classic single-family house are possible according to the development plan.

The plot is approx. 22m (east-west) x 26m (north-south) (approx. 572 sqm),
direct north/south orientation, access in the north. It is a corner plot and only to the west is there an immediate neighboring plot.

The following requirements apply:

- Single-storey construction
- Eaves height 4m
- Gable roof, hip roof 28°-45° or shed roof 15°-45°
- Roof tiles red or anthracite
- Exposed brickwork at least 50% red or anthracite
- Floor area ratio 0.3

The basic idea would be a single-family house with a 45° gable roof (approx. 11x9m) and a garage/carport on the border to the neighbor in the west. 140-160 sqm living space, open kitchen, guest room on the ground floor, guest WC with shower.

I am actually not a big fan of many slanted walls; what kind of knee wall can be achieved with an eaves height of 4m? What house variants are possible with the roof types?

I am very grateful for any ideas...

To answer the question: A house.

It is best to inform yourself first and then, if necessary, post something here that can be viewed. Site plan, floor plan, etc. There are plenty of sample floor plans available on the internet. You should do a little yourself if you want to build a house....

At a 4m eaves height, you will have many slopes on the upper floor - the knee wall is not very high there. Exactly how high, a planner can tell you then.

Doesn't single-storey mean that the attic floor is not allowed to be a full storey? But I have no idea how it is in Lower Saxony.. I would tend towards a bungalow with a basement (1m above ground), with a shallow hipped roof on top (I assume the author meant a pyramid roof..).

But what constitutes a full storey and what does not, I believe varies from federal state to federal state.

In Bavaria, IMO an attic is a full storey if more than 2/3 of the area is higher than 230 cm.
So even if the eaves height were 5 m, one might not be able to arbitrarily increase the knee wall height, because 1/3 of the area must have less than 230 cm clear height.
* Just checked, in NI it is 220 cm (apparently the northerners are smaller than the Bavarians)
