What savings potentials exist through the joint construction of a semi-detached house

Hello,

has any of you ever commissioned a semi-detached house together with the other building partner? Are there possibilities to save costs, e.g. connection fees, by commissioning it together and then sharing the costs?

The background of my question is that the city of Heiligenhaus only sells the plot when the semi-detached house partner has been found. You are supposed to "choose" your favorite neighbor and, if desired, build together because the halves of the house are supposed to look identical from the outside.

I think that you will not save much. The most savings come from the plot, as it will not be that large. You will hardly save anything on the house itself. I believe the connection costs will still be charged separately for both parties.

Not really. As long as you build with a common provider, you only save the costs of the double construction site setup. All other costs must be borne by both partners individually. It might be different after the house handover if you commission the exterior facilities together ;)


I don't believe that; sorry. Could it rather be that you were offered the plot through a provider who only wants to develop the plot once the second semi-detached partner has been found? I have a lot to do with Heiligenhaus and this argument would be new to me, especially since the development plan regulates everything anyway, so a second partner could not build differently.

Hello construction expert,

According to the city of Heiligenhaus, the two plots of land, which are being sold separately, must be signed together with the other building partner at the notary. I don’t know if you have heard of the GrünSelbeck development area, but apparently it went the same way there. So I can’t start building without a building partner :-( But I am allowed to search myself as well :-)

Sorry – but they are getting more and more restrictive (no, I am not aware of this in Selbeck) … the area is a league of its own from a building regulation perspective anyway :( Finding a second building partner shouldn’t be a problem. Many interested parties want to move to this region – of course, it also depends on whether the plot price is realistic and final or if development costs are still pending. Rhineland greetings

Deep drilling for heat pump. Presumably acquisition of the same, since a larger one is cheaper than 2 small ones. Additional effort for separate billing is likely to be low.
