What must and should be included, what not?

For example, mortgage and usufruct should no longer be included at purchase. What else?

Quite simple! The land register should be free of encumbrances! The notary, whom you pay when purchasing, should clarify this. The financing bank will also insist on this.

just wanted to inform you that the entries with the land register are handled through the notary.
The notary explained quite well what all this means in the land register and what the consequences are.
