Hello everyone,

we were at a prefabricated house sales consultant and he made us an offer for a prefabricated house "turnkey" (that is, only without painting and flooring) without a basement for just under 135,000.00 EUR. Is that realistic? What additional ancillary costs arise (except for the costs of the land, [Maklerkosten], [Grunderwerbsteuer], [Erschließungskosten])?

that depends on many factors, e.g. slab or basement?
If basement, utility or living basement? Is a white tank necessary?
What does the soil report say?
Is the plot level or sloped?
Can the excavation be distributed or does it need to go to a landfill?
What heating system?
What does the contract and construction service description say about what you have to pay and what the provider covers (construction electricity, construction water, garbage, toilet, surveyor, etc.)?
What should be included, outdoor facilities, garage, new kitchen, etc.?

So give us a bit more input and then we’ll see further. Of course, you can also rely on statements from the sellers such as: Just roughly calculate 10,000 € ...and then refinance the not insignificant remainder.

Hello,

so my wife and I, we are also prospective builders right now and from experience, as 6Richtige already says, you also have to plan for property-specific work. Additionally, there are extra costs for the outdoor facilities (after all, you want to have a nice garden), but additional costs can also arise during interior construction. This is often the case with electrical work, because connections, switches, and sockets listed in the construction services are often not enough. The costs can quickly soar here.

Often many small change requests are added, very rarely do builders build exactly according to plan, things that could be done differently and things you never thought of before cost significantly more overall.

25,000 - 30,000 € TRUE
this number is the national average for ADDITIONAL BUILDING COSTS. Of course, it can always be cheaper, but this is the REALITY. So please factor it in and then be happy if it turns out cheaper later....

An indication of the house size would be great, because the house price alone is not very meaningful. if it is under 1000 € per sqm of house and also "turnkey" (means: the house builder is finished and you get the key ... joke or serious?)

- European building standards are different
- butter is bought at the supermarket
- stock corporations also primarily have the goal to provide shareholders with returns

IT CAN ALWAYS BE CHEAPER, and whether it was actually cheaper for the house builder afterwards...

By the way, everything (even a house price of 60,000 € for the house shell) is OK if you as a house builder know the reality = costs beforehand and are not surprised later... (oops a heating system, stairs, roller shutters, roof overhang, in xy quality, etc. you also wanted for the price and/or included??? how is that supposed to work?!) You can recognize that relatively easily if the house consultant is still allowed to visit the construction site and comes and you get in touch with "current" house customers.

Hello,

so you can always calculate 15-20% for the ancillary costs.
Outdoor area 5-10% on top. (of course, depends on the plot size)

More than 110 sqm should not be included, as the later operating costs would probably be rather high.
