What is included with the architect? What additional planning costs are there?

Hello everyone,

we are probably planning to build with an architect and have an offer from the architect, which so far also corresponds to the HOAI 2013.

However, I wonder whether the costs for additional specialist planners will be added. For example, structural engineering and technical equipment (are there any others?), which are also listed separately in the HOAI. Or are these already included in the total fee and the architect receives correspondingly less if he outsources this.

Energy consultant, electrical planning, heating concept planning.... You can have a lot planned, possibly you will be reimbursed upon awarding the contract.

Thank you very much in advance for the answers! What is still unclear to me is whether there are planned costs that are actually included in the architect's fee - perhaps e.g. structural engineering - but the work is carried out by a structural engineer. Is this then added to the architect's costs according to HOAI, or does the "architect" actually have to give something up because he could have done it as well?

The structural engineer will definitely be involved later. The architect "only" plans the house; the planning of the building services or the structural engineering are contracted separately (unless your architect can do everything – but you still have to pay extra). Our structural engineer, for example, cost approximately €8,000.

Which service phases and/or other services have you commissioned?


Apart from the fact that nobody here knows exactly "what" you have agreed, it is usually the case that the commissioned architect primarily deals with his own tasks; designing plans and obtaining the building permit and - if commissioned - preparing the execution plans.

Furthermore, you need a soil expert because the static calculation is based on this; this also means a structural engineer must be commissioned. If you want an exact coordination of the technical installations, a structural planner is also needed.

Note: in my experience, a good architect is not automatically a good construction manager; the opposite is also true. You should therefore consider outsourcing this part.

And very importantly: "only" then – and "really" only then – should you embark on the adventure of a new build with an architect if sufficient financial reserves are available. An architect creates – however he names it – a rough cost estimate based on his figures. There are only a few architects who are able to specify the costs of a new building approximately accurately. The final price of the new building therefore only becomes clear upon receipt of the last tender documents.
