We have found a nice building plot in Hamburg. The front part of the plot (a total of 600 sqm) may be built on with a semi-detached house; there is a positive preliminary building permit for this. About 450 sqm of the plot is designated as green space. We know that no house etc. may be built there. But what about a small tool shed (approx. 2×3 meters)? Or a small playhouse for the children? Does anyone have experience with that? Best regards from Hamburg!

Is there a development plan applicable?
What have the neighbors done?

There is a development plan, but I am currently not sure how and where I can view it. Maybe someone has a tip? I didn't really find anything through Google search. I don't know if there is also a private green space on the neighbors' properties. It is not a new development area but a building gap in an area that has long been developed.

It depends on the location of the property.

If it is completely within § 34 inner area, then there are no problems. Everything is allowed there.

However, if part of the property is outside this inner area, that is the outer area § 35, then it becomes difficult. Then neither tool sheds, garages, carports, pavilions, nor similar structures are allowed. Actually, nothing!

You would have to know that in order to give an answer. Of course, you can apply for anything at first. But if it is the outer area, then the chance is rather low.

Thank you for the response. I have now found the development plan online. The green area is also marked there. However, I can't find any reference to Paragraph 34 or 35 anywhere.

The development plan states the text "The parts of the building plots in the residential area that are not built upon and the parts of other building plots designated as private green spaces must be kept free of advertising and must be landscaped and maintained, except for the necessary driveways and walkways."
