Hello everyone,
we have an offer from a company for a small extension (cost 80000) for which I am seeking financing. Starting point is 55000 euros remaining balance from financing in 2016, contract has 15 years interest rate lock. Without a prepayment penalty fee at ING, I probably won’t get out to be able to service a single loan. Modernization loan etc. have conditions that are too bad. And before I make an inquiry with the usual providers and then the phone rings and I don’t know my way around, I thought I’d ask what options there are. Maybe someone has experience with this…
Best regards and thanks!

Then you can cancel the financing in 2026. If you cancel now, the VFZ only have to be paid for a few months.

The contractor will not wait that long. And I don't dare to give the go without secured financing.

I thought it costs thousands of euros to terminate early. But a calculator spits this out for me. Can that be true and realistic?

Yes, that can be realistic. What is the current interest rate on the loan?

Financing from low-interest periods often means that no VE needs to be calculated.

The interest rate concluded back then was 2.63%. Naturally, I can't get that rate anymore today. Since I would like to know what the best solution is now for me or for us as a family, I am asking here. With the still running loan, the monthly interest amount has naturally decreased over the years compared to the increasing repayment. Therefore, I cannot assess what the best way is. With all the calculators at Dr.Klein, Interhyp, etc., I am not making progress in my case. I also don't have a house bank I could ask; at Comdirect, questions are only forwarded to intermediaries. As I said, ideally I would like everything in one contract, but if that is not sensible, I have to reconsider. Unfortunately, I lack clarity in this jungle of financial services. Maybe someone can recommend a reputable independent advisor for me...
