What do you think of this development plan?

Hello

In this development area [see picture], all plots on the sunny side are already taken.
In the middle, all are still available.

Only the small plot at the bottom right corner is still free.
The plan is for a public parking lot and a tree on the plot.
So 6m deep will be lost.
This makes the plot uninteresting for a large family house.

Now, one could simply make the plot rectangular by cutting off the bottom right corner and placing the parking lot and the tree there.
The area would even be larger.
The plot would then probably be a bit smaller but 6m deeper.

Do you think the development plan could still be changed?

Hi,

if the development plan has already come into legal force, it is more than just a plan. The areas are then designated for this use. So a change to the development plan would be necessary. This is a statute that can only be amended by the city council.

Certainly, someone must have had a reason for it and consciously accepted the restrictions for the property. Moreover, the boundaries of the property would have to be changed. With new boundary stones, that quickly adds up to 5 to 7 thousand euros.

Hello and thank you for your answers.

We actually like the plot, even though it is a bit small.
Mainly because of the unobstructed view of nature.
First comes a small ditch, then a field, and then forest.

The plot is 370m² in size.
Just a bit oddly shaped (see attachment).

Now, with this corner plot, we do have some disadvantages compared to the other plots.
The building boundary to the street is at 3m. This means that over 108m² (36mx3m) on the street side are not available for building.
Then there is also the parking lot directly in front of the door.

The price of the plots in this development area is 79 euros/m² (53+26).

How much of a price reduction could be requested due to the disadvantages?
Would 20% be realistic?

Hi,

if it is the last plot in this row, you will hardly get a discount. Usually, it is rather the opposite.

The good plots are taken very early and not infrequently, when sold privately, with a good premium over the reference price.

With the plot prices, I would also try to get a plot of around 600 sqm. According to the excerpt from the [Bbpl], it looks to me more like a 1.5m distance to the street. Then 15 m depth remains. That results in a 10 m house, 2.50 m terrace, and 2.50 m green area. Presumably, the [Bbpl] also foresees some landscaping, as is often required at the edge of town.

The plot has been for sale for quite some time, I think about 2 years.
The other houses next door are all already built.

The plots are offered by the municipality.
