Hello dear forum members,
I hope you can help me with my problem. We are currently planning to build a single-family house in Barnim/Brandenburg and are unfortunately quite restricted by the development plan. According to this, construction in single-storey design with a gable or hipped roof with a pitch between 30 and 50 degrees is permitted. The eaves height is specified as a maximum of 4 meters. The ridge height is not defined. When determining the full storeys, the 2/3 rule is applied according to the building authority.
Our planned house (ground floor and upper floor) has a length of 13 meters on the eaves side and 10.5 meters on the gable side. Now we want to design the house to look as modern as possible and have planned a flat-roof dormer about 4 meters long in the middle of one eaves side.
My question is: If there is only an air space/gallery from the upper to the lower floor in this dormer, is this still counted as an area in the attic floor that is above 2.30 meters?
This would of course significantly increase the square meter figure of the attic area above 2.30 meters. Thus, the knee wall height drops to a narrow 0.5 meters and the area in the attic rooms below 2 meters height protrudes about 2 meters into the rooms, which we find very impractical in terms of space.
Is there a precise regulation on what is counted as area in the attic floor when applying the 2/3 rule?
