Water damage in the basement shortly before signing the purchase contract

Hello everyone,

we actually wanted to sign the purchase contract for an old building today.
Now it turned out that due to the storm a water damage occurred.
The house apparently has a drainage system, but unfortunately the water pump was defective. It has now been replaced and there is now a drying device in the basement.
Allegedly the damage is not that bad, it is also allegedly already dry and there wasn’t that much water there otherwise.

They now want to include this water damage in the purchase contract.

Should I still sign? What is the best thing to do here? Of course, I am afraid of mold. Could this possibly be included as well? What would you do?

If done properly, I would have no concerns either, we also had a water damage in the basement, everything was repaired and so far nothing noticeable, neither smell nor cracks. It was done quickly though, heavy rain on Thursday, the insurance assessor was on site Monday, and drying started 3 days later.

Maybe it's even an advantage if the water damage is recorded in the land register because then you have legal claims that it was done professionally. And maybe even a warranty is transferred.

But have them show you how it is currently being dried. Is there a screed? Is there insulation underneath? Air and disinfection should be blown in.

What does "angeblich" mean? Didn't you look at it? Normally, it shouldn't be a drama if action was taken quickly. Things get wet and dry again. Basements in old buildings are usually never completely dry anyway. Mold only appears under certain conditions.

I would have a clause included stating that the removal of the damage, including all consequential damages, shall be borne by the sellers and, in the event of death, by the heirs. Where legally possible

Freedom of contract. It may of course be that 27363 other interested parties are lining up
