Just a dumb question: If you place the air intake of the ventilation system on the other side of the property and lay underground pipes to the house, about 50 m, does that really make a difference in terms of temperature? Theoretically, the air is supposed to cool down in the soil so that in summer it doesn't blow the hot outside air directly through the house. But does that really work, or does the air move through so quickly that it has no effect?

That works. However, you have to consider a few things, e.g. the slope due to condensate. And there is additional pressure loss/flow rate loss because the air has to pass through the pipe.

Please google Luft Erdwärmetauscher or Sole Erdwärmetauscher.

Ultimately, the controlled residential ventilation acts like an air conditioner in summer, so you have to drain the pipes because of condensate, etc. Is the extra effort really worth the slightly cool air for you?
