Turning 2 plots of land into 3 and then building on them

Hello community,

I want to split 2 adjacent plots into 3.
On the third one, I would then like to build a single-family house.

In the attached file, I have outlined my project (current state, division, construction).

How should I best proceed with this or in what order should I take which steps?

Well, you would be better off uploading the drawing as an image file (JPG). But before that, you should measure it and explain which existing buildings can be removed or where you envision partial lines, and what the [Bebauungsplan] might say about it ;).

Won't they become too small there? I assume you will take the 495 m2? The others then only have 364 m2 and 391 m2. Do you want to put a semi-detached house on it and sell it?

First, present the project to the construction service or the responsible caseworker at the approval authority. Most important question: What planning law requirements are there? The building regulation issues, such as exceeding the permissible boundary development, can probably be resolved as long as you own all three properties. In case of vague statements from the authority, consult authorized construction planners and submit a building preliminary inquiry. If the decision is positive, obtain a demolition permit. Then commission a publicly appointed surveyor with the subdivision. Carry out the demolition, carry out the subdivision, submit the building application, sell the properties, build the house and move in.

The floor area ratio must match the properties. For example, with 400 sqm and a floor area ratio of 0.3, you are allowed to build a house with 120 sqm, with a floor area ratio of 0.4, 160 sqm. What you plan in bleu violates the setback regulations, and you may be sealing too much with parking spaces, carports, and garages.

Is there even a development plan there? East of this G.Str there are only 3 plots with a development plan (floor area ratio 0.4), the rest not?
