Tips for house construction companies in South Baden-Württemberg

My wife and I are planning to build a solid house (greater area Konstanz / Tuttlingen / Villingen, somewhere near the A 81). Neither of us has much technical, construction, or other experience, so we have obtained various offers from Allkauf Haus, Kern-Haus, Schwörerhaus, Town & Country, all of which somehow sound good. Our wish: single-family house including a granny flat, possibly even 3 residential units.

What tips would you have for complete beginners who are not familiar? What should I pay attention to and especially which companies are recommended / which ones should we rather avoid?

do you already have a plot of land? What is the budget? A multi-family house also costs a lot...
There are some adventurous stories about Town & Country.
In the region where you are looking, there are some big GUs.
What exactly do you have in mind? That also influences the selection...

Initially, I find it good that, judging by the brand name, you are apparently not fixed on the construction method. However, I wonder on what basis there can already be "offers that sound good" (and how you rate them as good despite "solid house if possible," even if some come from "prefab" builders – which, as I said, I find positive). I would move away from the big names and focus on regional construction companies. Three residential units are probably a deal-breaker in the majority of new building areas. A typical beginner’s mistake is the misconception that the land search will be more successful if you expand the radius widely – the opposite is the case. You have to aim at your desired building locations. With an overstretched search funnel, you can collect a lot of frustration and may end up vulnerable to the "land service" of some house building company (one well-known character is already included in your list) – more about this in this forum under the search term "11ant Leerverkauf" (possibly manually correct "Threads" to "threads" in case of malfunctioning links).

If you don't have a property yet, clarify that first. I have called the entire radius from Konstanz to Geisingen; there is nothing available at short notice. If you have a little more time... in Mauenheim, a new development area is coming where the application phase starts this spring, and there are also areas in the works near Geisingen.

In the surrounding communities, quite a few things are also in the works.
