Hello forum, in 2018 I bought a house on credit. Now I am considering converting the attic. Is there a time from a tax perspective (regarding depreciation or other aspects, etc.) from which one should start after the purchase? Many thanks for the advice.

Owner-occupied? What do you want to depreciate then? Renting out? Then it actually doesn’t matter - as with owner occupation.

The house is rented out. Does that mean there are no tax aspects?

Of course, there are tax aspects. However, they have nothing to do with the timing of the expansion in your case.

If more than 15% of the purchase price is spent on renovations etc. within the first 3 years after purchase, these costs are considered acquisition costs and are depreciated over the useful life. After that, the expenses can be directly deducted from the income. That is indeed a difference and therefore the timing of the expense is important. Caution: layman's opinion and not tax advice, it can certainly be considered in a more differentiated way.

2018 to 2022 is more than three years, therefore not to be considered (it is calculated exactly by days from the date of economic transfer, as far as I know).
