The same floor in all rooms? Design question

Hey guys,

this time it’s not about a house, but about a 62 sqm 2-room apartment consisting of living room, bedroom, kitchen, bathroom, hallway. A plan is attached.
It should be renovated and I am currently considering what kind of flooring to choose.
The apartment is to be rented out and should therefore look high-quality and appeal to a wide and modern taste.
Since I am more of a technician and craftsman myself, I am actually having a hard time with this ^^

What I’m leaning towards so far:
Vinyl flooring everywhere or almost everywhere.
Click vinyl.
Probably vinyl flooring in the bathroom as well.

What do you think, does it look good to have the same flooring in all rooms, or should there be contrasts here?
I quite like a light, possibly grayish wood look. And in the bathroom either the same floor or maybe one in tile look?

What would people who are better versed in design than I am advise? :D
Very much looking forward to concrete suggestions for a floor covering. Links are not possible, but maybe with an exact name, so that it can be found via the big search engine ;)

I would never use anything other than tiles in the bathroom. Kitchen tiles or high-quality flooring (some manufacturers’ design flooring remains waterproof for up to half an hour), but for rentals tiles --> you take care of your floor, the tenant does not. Otherwise, keep everything consistent in terms of design.

So in terms of the floor plan, I would then consider whether to do the kitchen/bathroom/hallway with one or even two types of tiles (one for kitchen/hallway and one for the bathroom). And then the living and bedroom with a "warmer" covering. Of course, you can do everything in one type, but for renting out, I would opt for tiles in areas that tend to get wet or dirty. And for me here, that would be the kitchen/bathroom/hallway, which can also be nicely done together (especially hallway/kitchen). The bathroom is separated again, so you can also put a different tile there.

Everything in the same covering can also look good, but can also appear "boring."

And please do not use the cheapest tiles from the hardware store. In the last rented apartment, we had tiles where the glaze chipped off over large areas like icing on gingerbread just from falling cutlery. After a year, the floor looked as if we had treated it with a hammer. I am also more a fan of wooden floors because they can be repaired. I would tile the kitchen, hallway, and bathroom with one type of tile and cover the rest of the apartment with a wooden floor.

Thanks for your answers! So in the bathroom it will definitely be vinyl. I can simply lay it over the tiles, that works great. I'm just still undecided whether I should choose tile look there and wood look in the rest of the apartment or have the same floor everywhere....

I would choose tile look, simply because potential tenants also have images of bathrooms with tiles in their minds. The impression of wood could trigger negative feelings in more people than positive ones.
