Hello everyone, I received initial offers today from architects/specialist planners for the construction of our single-family house. The lead architect has attached an offer from a "genuine" MEP planner for our structurally simple house (square floor plan 11x11m, two full floors + converted hipped roof, no basement, target Kfw 70). For the planning of the heating system (geothermal energy + underfloor heating including cooling function - cost estimate TEUR 57 all in), a fee of TEUR 14 is to be agreed (planning, tendering, awarding, monitoring), excluding the controlled residential ventilation we requested. Does such an extensive and above all expensive planning have to be done for a "boring" single-family house? I am more familiar with MEP planners from commercial buildings; for residential buildings, I assumed the heating specialist contractor would handle the planning, possibly in coordination with the architect (I understand that certain planning services are also reflected in that price). How did you get your heating / controlled residential ventilation properly integrated into your house? Thanks for all responses, which hopefully will be many.
