Hello dear community,

we are about to build a multi-family house with 6 residential units.
Do you have tips and tricks on what to watch out for in order to get back as much tax as possible at the end of the construction period?
For example, we have thought about travel expenses ([Fahrtenbuch]).

Best regards

That's what your tax advisor knows.

You won’t get any VAT back; that only applies to VAT-liable rentals. Otherwise, of course, you can claim advertising expenses within the scope of V+V. There are no tricks, only legal possibilities. In that case, your tax advisor is really your contact person. It would also be interesting to know in which legal form you are building. But you have probably already discussed that with your tax advisor.

Are you building the house privately or for business purposes?

Then think of the special depreciation of 5% in the first 4 years for creating living space. Consider when you define the completion of the construction and what you include as ongoing expenses, such as part of the exterior facilities. And the tax advisor.
