Supplementary agreement for a SIGEKO

This has been mentioned here in the forum before. However, I am still not really sure. I received an additional agreement for a SIGEKO from my general contractor. From my private circle, I have learned that for comparable construction projects ("normal" single-family house), the construction manager said that SIGEKO is only required for larger construction projects, so not for the average homeowner. What is the current status? The letter from the general contractor definitely points out that by rejecting the additional agreement, they are released from all possible obligations

You generally need a Sigeko only when more than 20 people are working on the construction site at the same time over a longer period... I find that somewhat unlikely for a single-family house.

That is not correct. The following applies: If employees of different employers are working on your construction site (whether simultaneously or consecutively), you need a Sigeko. If more than 20 employees are working simultaneously on more than 30 days OR the work exceeds 500 person-days, you must ALSO send a prior notification to the competent authority. Furthermore, if dangerous work is involved (a roof ridge over 7 m already counts), you must additionally create a Sige-plan or have it created by the Sigeko. Just read through the construction site regulations, it is stated exactly there. The fact is, even if most do not want to admit it and very few do it, you need a Sigeko even for a "normal" single-family house if you do not have everything done by one company.

Yes, you're right, I've never seen or heard in practice that anyone cares about that...

Until I was personally "affected" by it, I didn’t know about it either. However, future builders should include the Sigeko costs in the ancillary construction costs and address the topic in time.

By the way, in my circle, all the people involved in construction have without exception said that they do not believe a Sigeko is necessary for a single-family house. Interestingly, the topic is not new, as the BaustellV has existed since 1998. However, it is now increasingly being enforced by the authorities. Our engineer recently told me that our construction site was the first single-family house for which a Sigeko had to be appointed, shortly afterward they had a second case (both in NRW).

The topic seems to me to be a real gray area. Well, as far as the roof ridge is concerned, we have just under 13m.....
