Summer in a penthouse apartment!

Ahoy,

we are currently looking for a condominium. At the moment, we have a penthouse apartment in mind that is supposed to be built according to the Energy Saving Ordinance 2016.

Since we are currently renting a maisonette apartment, we know the problem with the summer heat in the apartment. Every summer, we have 3-4 weeks with up to 30 °C in the living room (luckily, the bedroom is on the lower floor). The current building dates from around 1997.

Both the new and the old apartment face south. However, the new penthouse apartment would only be exposed to the sun from morning until noon. The maisonette apartment is exposed on all sides... from morning until evening.

Now my question: Is it true that the new penthouse apartments do not heat up as much, thanks to the insulation? I can’t really imagine it, if the summer sun beams down for 2-3 days, the heat should eventually get inside and stay longer.

Second question: If we consider an air conditioning system, would that comply with the Energy Saving Ordinance 2016? On Energy Saving Ordinance online, it says "The reference house is not equipped with cooling." That made me uncertain.

It certainly also depends on the installed windows and the possibility of shading ([Rollläden oder Jalousien von außen]). We also live at the very top and still rent. The apartment has many large windows. Certainly nice and bright but since shading in summer is only possible from the inside, it is also warm.

I had my attic apartment insulated to current standards before summer. I no longer have roof windows but some regular ones. Direct sunlight is minimal or prevented by external roller shutters.

I'll put it this way. The apartment is noticeably cooler for several days if you block out the sun with the roller shutters. That means if it's nice for 4-5 days and the sun is hitting the roof all day, it doesn't get excessively hot. Because of the new room layout, I can now ventilate the whole apartment crosswise quite comfortably. The heat then quickly dissipates. After these 4-5 days, it does get warmer in the apartment again and approaches typical attic apartment temperatures. As far as I can tell, this is not due to the insulation but simply because, during long heat periods, there is nothing left to bring the temperature back below x degrees. In a ground-floor apartment, the earth below or to the side cools the apartment again. In an attic apartment, you usually have nothing that can cool it. That means if it’s really hot for a week or more during summer, the apartment will have 25 degrees or more even at night. You just can’t avoid that.

If it rains or there is a strong thunderstorm for a day in between, you are back to zero and it would have to be hot for another 4-5 days before it gets too warm again.

In my opinion, everything is more than bearable, although I am a fan of attic apartments and willingly accept summer heat as well as rain and wind noises. I even perceive that as positive.

Since I do not know exactly which insulation is specified in the 2016 Energy Saving Ordinance, I have 4 cm mineral wool and 14 cm rigid foam roof insulation.

Thank you very much for your feedback. I will then find out whether the skylights have roller shutters.

Can anyone say something about the air conditioning? Split units are not too expensive, and if you run the system for 2-3 hours in the evening before going to sleep, I also find the power consumption justified. Better than sweating through the night.

I actually can’t imagine that air conditioners are banned according to the Energy Saving Ordinance 2016.

Hello,

our "old" apartment is also a penthouse with east (bathroom and kitchen) and west orientation (living and bedroom), built in 2000.

We have managed the summer heat well with thermal blinds on the skylights (inside) and shutters on the "normal" windows.

We have abandoned shutters on the skylights due to bad experiences within the family circle (my sister now knows almost all the service technicians of the (quite renowned) window manufacturer by first name).

Does the planned new apartment even have skylights? These are insanely heavy in the usual sizes due to triple glazing and can sometimes only be opened electrically...

In my opinion, a penthouse insulated to current standards should be quite pleasant to live in thermally, even in summer.

So you wouldn't need an air conditioner just for a few days a year. It wouldn't be worth it to me.
