Site planning - Position of house, garage, and terrace

Hello everyone,

we recently purchased a plot of land and are currently planning the property. We have attached the plan from the development plan and from Geoportal Bayern.

Our lot is P7 or house number 13. North is at the top. The size is approximately 21x40 m. The property is in Bavaria.

The dashed line is the building window. That means approx. 3-4 m distance to the street (west side), approx. 10 m distance to the rear (east side) of the property. It should be mentioned that the property has tall trees on the east side and it is probably somewhat “darker” there.

The existing development in the neighborhood is shown below (No. 15 = P9 and No. 17 = P8 are already there, No. 11 is not built on)

We are currently concerned with the placement of the house, garage, and terrace. The garage should be 6x6 or 6x9 m. We imagined the house to be 10x12 m including the basement.

We have considered the following possibilities and are undecided (The arrow should represent the entrance to the house.):

[*]Garage on the east side (this would probably make good use of the east area)


[*]Garage integrated into the house, but then entrance from the west

Regarding the terrace: The terrace is drawn very large around the house here. Possibly there will only be a terrace on the west/south and one to the east. We have relatively a lot of space to the west, but the property is narrow to the south. It is actually important to us to have a reasonable terrace to the south as well. Or do you think a purely west terrace is enough? Then the garage could be placed on the side of the house and the house could be wider, see 4 and 5.

Variant 1 is my favorite. I would shift the house a bit further west. Is a carport allowed on the street according to the development plan?

How high is the house on the south side? If the development plan has been fully utilized, it is 9 m. That is exactly to the south in your variants and only 10 m away. The development plan does not suggest the location of the house further west without reason.

I wanted to praise him already, since there are plans available that can be used. With the indication of the width of the plot, it’s not much effort at all.

Thanks in advance for the initial feedback. What matters to me above all is the basic arrangement. Garage at the front, back, or next to the house. I will take a closer look at the issue of shadow from the neighboring house on the south part of our property, thank you. Otherwise, I have now added the measurements for No. 1 and 2.
