Single-family house with granny flat - experience/plans?

Hello,

I am practically a newcomer to your group, filled with questions, questions, and questions ;)

So let's get started :P

We consist of 2 parties (my wife, son, and me, as well as my parents-in-law).

After looking for a long time and extensively at existing properties, we have now decided to build.

Area: Osnabrück

I would now like to know if there are already members in the forum who have experience building a single-family house with a granny flat?!
We are quite open regarding prefab or solid construction methods.
With whom can one build well and "affordably"?

Our idea regarding size would be "about" 120m² + 70m².
It should be a solid (i.e., normal) house.

Due to the age of my parents-in-law (50 years), they should preferably have their living unit on the ground floor.
The main apartment should also partly be on the ground floor.

Price-wise, we are thinking of 300k including the land (500m² ~ 60k).
Realistic?

I would be happy if someone would get through my text and maybe reply to me :)

No.

House ~ €285,000 + plot + €35-40,000 incidental construction costs + garage/carport + outdoor facilities + ...

Then you would only have around 240 TEU left for the house including all additional costs. If you look at the breakdown of additional costs from Bauexperte (they are pretty exact), then for the pure house (approx. 200 sqm living area) there would still be around 200-210 TEU left. And all that with a granny flat (since you need some things "twice" there (electrical distributor/meter; water meter, furnishings, kitchen, etc.). Sorry, that won’t work.

Do your in-law monsters... uh parents really want to live in a granny flat? Maybe for the next 30 years?
Maybe consider a two-family house, it's not really more expensive either :)
But with your price expectations, you won't make it. :D

Laugh - I am also the age of your parents-in-law - but still do not want to be cramped into 70 sqm for the rest of my life; I don’t feel old at 50 either ;)

"blackbone23" already hinted at it - with 300k EUR you won’t make it; although Osnabrück - I know the area well, lived nearby for some time - is not as expensive as some parts of the country. With 250k/260k EUR for the house including the granny flat you will probably have to reckon, plus the land, incidental building costs, costs for painters and floor coverings, and reserves for extras.

It will be cheaper if you build a classic two-family house - 1 apartment on the ground floor and 1 apartment on the upper floor or attic - because then you can choose a smaller plot footprint when selecting the land.

Hehe, well I never wanted to live under the same roof with in-laws, but I am a woman.... maybe that's a difference compared to a man with in-laws ;) I am now in my mid-40s, my boyfriend in his mid-50s, we are going to build again now, about 138 sqm, nice and spacious for the two of us :) My parents still feel very comfortable in their 160 sqm right now, and they would rather.... no idea.... than live with us... ;) Well then. to each their own... but besides the costs, any problems arising from living together should definitely be considered. At 50, you might feel a bit "pushed aside" in a small 70 sqm granny flat...
