Hello everyone,

we have already gone through several rounds with the architect for our planned house construction and now have a semi-final design that we basically like very much. Nevertheless, we are happy to receive feedback from other homeowners, further suggestions and ideas, especially regarding the bathroom design. We are still not really sure which we like better or what other design options might be available.

Further wishes/special features/daily routine, gladly also reasons why this or that should or should not be

House design
Who planned it: architect home builder
What do you particularly like? Why? almost everything actually - individual planning with the architect in several rounds. Flat roof dormer, open living kitchen/dining area
What do you not like? Why? Bathroom planning on the upper floor. Generally a lot of space. Light incidence for bathtub and shower questionable. Partly space is wasted or you may look directly at a wall. (Does that bother you??) We would like an open, masonry shower without door, a two-seater bathtub, a washbasin + toilet somewhat separated from each other by a wall/shelf + possibly space for laundry boxes or a wall cabinet. In one drawing, the shower with a built-in masonry seat is integrated into the knee wall. We basically liked that. Due to the statics, however, the costs for this are so high that we will probably decide against it. Here the question arises whether sufficient light comes into the shower since we only have one window. Possibly, independent of this, spots will be installed. In the second design, the shower gets enough light from the window, but when entering the bathroom you would look directly at the wall. Does that bother you? Possibly a mirror or a picture could be placed there. Saying “This is it” 100% does not really work for either drawing.

+ House color. We have two designs for the facade. One has the dormer almost jet black (not acceptable), but we like the rest relatively well. In the second variant everything is rather similar and barely differentiates. Are there ideas for a white that is bright but not too bright, does not glare, and a nice dark gray for decoration in between + possibly a third color for the dormer? We were thinking of something in the direction of “mud.” Concrete color codes, brands, etc., would be very helpful. Also gladly your example pictures.

Price estimate according to architect/planner: 360,000
Personal price limit for the house, including equipment:
Preferred heating technology: planned Proxon air-to-air heat pump with cooling function

If you have to do without, which details/extensions
-can you do without:
-can you not do without:

Why is the design the way it is now? For example
Standard design from the planner?
Corresponding/which wishes were implemented by the architect?
A mixture of many examples from various magazines...
What makes it particularly good or bad in your opinion?

Several rounds with the architect, collecting ideas from other homeowners

What is the most important/fundamental question about the floor plan summarized in 130 characters?

1. How do you like the floor plan of the house and what suggestions are there?
2. Which bathroom variant do you prefer and why? What alternative ideas do you have?
3. Which colors (white, gray + possibly others for the dormer) can you recommend?

We look forward to your feedback, suggestions and ideas and already say many heartfelt thanks in advance!

What is repeatedly discussed here is the dressing room. In your version, the person who sleeps longer would always be disturbed if, for example, something was forgotten clothing-wise.

But I think that's a good argument.

Otherwise, I'll let the experts take the lead here.

Are you building a passive house? Otherwise, stay away from an air-to-air heat pump. Someone will surely say something about that. you are more experienced. Can you give the OP some information? Budget what is included in the 360,000 euros? Floor plan: Are you planning with children or is the term a placeholder? Have you drawn your existing or desired furniture to scale? Where do you want to do laundry? Store tools, etc. The building services look full. Dining If you draw in a proper table and also consider that someone is sitting there, the space works but is quite tight (just a note. It looks spacious on the plan). Living Do you really want to place the sofa like that? I would plan a larger door for the hallway, open space. Upstairs I don’t like any of the bathrooms. A dressing room has already been noted. For the exterior color, I would choose something between the two gray tones.

Even with itsy bitsy teenie weenie yellow Polka Dots, this design is a semi-final argument to change the planner. The sparsely drawn furnishings cannot really conceal that the attic does not work. Under these conditions

- whatever is meant by the construction method "aED" - I see no need to constrain the standing height so much.

Just a quick OT because I was addressed. Discussions on this should possibly be moved to the heating section so that this can focus on the floor plan.

Building services: Air-to-air heat pumps are pretty much the worst thing you can do, even if it might make sense in individual cases. Search for the company you mentioned in this or other forums and you will hopefully get dizzy. Whoever suggested this to you, plan the technology with someone else.

Tips:
- Photovoltaics: 9.9 kWp fit on the south side, use it - e.g. 32x310! There are solutions for shading. Full black looks better.
- If controlled residential ventilation is desired, then separate, central, and with moisture recovery. Do not undersize.
- Heating: trench collector with BAFA subsidy or compact air-to-water heat pump (Panasonic Geisha) as a tip, if you assign the trades freely and accordingly have influence. Plan underfloor heating at max 30 degrees and have the planning checked yourself or via forums, early on. Read up: no buffer, no ERR, BKA, heat pump modulating and not oversized. Cooling works passively with brine heat pump, actively with air-to-water heat pump, but mostly also with photovoltaic power.
