Single-family house with double garage, critique of the floor plan

Hello everyone,

my girlfriend and I are planning to build a turnkey house with a local contractor, which is why I registered here with you to be as well informed as possible :)

We have already inquired with various prefab and solid house contractors, but we liked our local provider the best.

We are planning 1.5 stories, about 160 sqm with a double garage.

For the ground floor we would like:
Living/dining area with fireplace
Kitchen (we are not yet sure whether closed or open)
Small office
Utility room with access to the upper floor
Guest WC with shower

For the upper floor we would like:
Bedroom
2 children's rooms
1 hobby room
Bathroom

As a basis for the calculation, we have created the following floor plan together. The terrace faces south. However, I am sure that we are far from reaching the end of the line...

I am very curious about your opinions and critiques. What should we pay attention to?

A) Does the design fit the development plan? How is the house positioned relative to the property / driveway / street? B) Have you already mentally gone through the function? C) Some paths seem very poorly planned... Perhaps a case for an architect after all?

Think relatively standard. I would reconsider a bathroom over the living room and toilet with a panoramic view, possibly.

The chimney immediately catches my eye. Where do you want to put a stove there? There is no space at all. The stove would be right in the way. The hallway could be a bit tight with 4 people. Bathrooms should ideally be located above bathrooms, kitchen, or utility room, otherwise, you will have the drain pipes with corresponding noise in the living room.

Manu's listed points:
1. Where will the wardrobe for 4 people be? If the storage room under the stairs can be used: okay, that might work. Still, a dresser for scarves, keys, and bags might be a tripping hazard in the hallway. Without measurements, this can't be determined exactly.
2. Chimney: A fireplace as a room divider could work if the table is rotated.
3. Bathroom: having drainage pipes running past the sofa is really not nice. The bathroom itself: the washbasin area is too dark because it has no daylight. -> The bathroom should be located elsewhere upstairs.

Miscellaneous: Passage from attic/utility room: very little storage space due to the doors. When building with a general contractor, it’s hit or miss where the heating and electrical systems are placed. If you are unlucky, you’ll be left with a narrow corridor between the equipment and walls or doors in the utility room, unfortunately leaving no proper storage space for shelves.

I like the terrace spot in front of the utility room where the laundry is not immediately visible from the main terrace.

Points to consider: why is there a passage from the garage to the utility room? The windows upstairs seem not large enough to me!!!
