Single-family house with developer etc. existing land and companies?

Hello everyone,
We are now at a loss.... we want to build a single-family house as an end-terrace house. One offer from the architect is still pending. Draft planning and the plot are available. Now we want to obtain alternative offers from a developer/prefabricated house manufacturer/turnkey builder. Construction in solid construction, i.e. stone on stone! Does anyone have experience with companies from the Ruhr area and/or can name companies that only build a single-family house with planning?

A developer is already ruled out if you already own the plot – then a general contractor is probably meant instead.

One offer from the architect is still outstanding. Draft planning and plot are available.

If there is a plan, then I would also keep their architect for the site management.

Thanks for the tip, I am already contacting general contractors. However, there are still developers who implement something like this; we once received an offer, but the construction method did not appeal to us. There are very few of them, though.

It is planned to transfer construction management to the respective company or architects....

Yes, sure. As long as you haven't yet purchased a specific plot yourself, you are flexible in that regard, still keeping the option of a developer open.

I’m glad if my answers are still helpful to you, but unfortunately I cannot provide any concrete general contractor or developer recommendations in the desired region. So I do have a knack for sorting out such birds, but no personal business relationship experience – for that, as an Easterner from the Middle Rhine, I’m too rarely active in the area ;-)
