Single-family house with basement and attic on a property with existing old building

Hello everyone,

my better half and I recently came across a plot of land of almost 1500m² on which there is a demolition-worthy, partially basemented house (approx. 140m² - built in 1950). The idea is to buy the plot, demolish the house, and build a new, 140m², partially basemented house. The house itself should have a simple floor plan without bay windows or the like.

We are unsure whether our first rough calculation could work out like this:

Purchase price: €200,000
Broker fees: €8,000
Demolition costs including disposal: €25,000
Single-family house with 140 sqm (KfW55): €250,000
Basement: €60,000
Painter + flooring: €25,000
Additional construction costs: €30,000
Double garage (prefabricated garage): €20,000
Garden design: (at first) €10,000

That makes about €630,000. Does that seem correct? What do you think?

How was it built at the time? ETICS? Asbestos?


I would rather see it at TEUR 260-270 and that for plot area, not living space.


Here too – rather TEUR 40

What kind of house is that? If it is a prefab house, it certainly contains asbestos. We also looked at a plot of land with a small partially basement holiday home of about 60sqm. The demolition of the building would cost between 25,000-30,000 euros according to the contractor's cost estimate. So I don't think you will get away with 25,000 for a house with 140sqm.

Hello,

the topic of demolition costs discussed here can really cause surprises.

In 2014, we demolished a house from the 1950s in the Stuttgart metropolitan area.

Key data of the building:

- Fully basemented
- 8 x 8 meters footprint
- 1.5 floors + attic
- Garage 3.2 x 6 meters (concrete foundation)
- Garden shed 3 x 2 meters (concrete foundation)
- Shed 6 x 4 meters - two stories (concrete foundation)
- 15 meters garden wall approx. 30 cm high

The quotes ranged from EUR 9,000.00 (a building cleaner from Bremerhaven) to EUR 34,000.00 (a demolition contractor from the Black Forest).

In the end, we awarded the contract to a demolition contractor from the neighboring town - who charged EUR 10,500.00 plus VAT and additionally EUR 150.00 per night storage heater.

The price included complete demolition & disposal.

The contractor was so cheap because he partially recycled the materials and also made money from it.

If interested, I can gladly provide the contact details - as I heard, the company is also willing to travel a certain distance to work there.
