Hello everyone,
my better half and I recently came across a plot of land of almost 1500m² on which there is a demolition-worthy, partially basemented house (approx. 140m² - built in 1950). The idea is to buy the plot, demolish the house, and build a new, 140m², partially basemented house. The house itself should have a simple floor plan without bay windows or the like.
We are unsure whether our first rough calculation could work out like this:
Purchase price: €200,000
Broker fees: €8,000
Demolition costs including disposal: €25,000
Single-family house with 140 sqm (KfW55): €250,000
Basement: €60,000
Painter + flooring: €25,000
Additional construction costs: €30,000
Double garage (prefabricated garage): €20,000
Garden design: (at first) €10,000
That makes about €630,000. Does that seem correct? What do you think?
