Dear community,
I would be happy to receive unfiltered and constructive feedback from you on my floor plan – especially important to me are the corridor widths and lengths (too long, too dark?) as well as the size of the entrance area and the corner at the bathroom/guest room on the ground floor. However, I also look forward to any other helpful criticism!

Development plan/restrictions


Plot size – 750sqm, between 18 and 17m wide (tapers towards the back), between 40 and 45m long, east side faces the street, south, north, and west sides border neighboring plots
Slope – no
Floor area ratio – 0.35
Gross floor area ratio – 0.7
Building window, building line and boundary – construction between 5m behind the curb edge and 21m behind the curb edge
Edge development – a large barn on the south side, single-family houses on the west and north sides; large garden on the west side
Number of floors – basement + ground floor + upper floor + (attic)
Roof type – gable roof, 30° pitch
Architectural style – modern
Orientation – house entrance faces east towards the street, terrace faces west

Architectural style, roof type, building type – gable roof with gable in east-west direction (according to the development plan), modern single-family house
Basement, floors – basement + 2 full floors + attic; approx. 230 sqm

House design
Planning is based on extensive feedback from planners and various suppliers from me

Must-haves for me

    [*]Guest room and bathroom on the ground floor
    [*]Ground-level entrance from the garage into the house
    [*]Open living/dining area with suggested separation towards the sunny side

    [*]Kitchen facing southwest, easily accessible but can be separated from the dining area if needed
    [*]Possible separation between ground floor and upper floor
    [*]Children’s and master bathroom on the upper floor
    [*]Children’s rooms facing the sunny side
    [*]Walk-through master bedroom --> dressing room --> bathroom with separate entrance for the bathroom

North arrow on floor plan? Site plan?

Wardrobe furnishing will be a hassle because of the door positions.

Path kitchen / pantry ... you don't really need a pantry there, you can also store in the cellar.

In general, it would be sensible to indicate some furniture. Also specify the window sill height, although the windows would also look good on the upper floor.

Dressing room ... you can't fit much more than a 3 m wardrobe in there.

Guest bathroom - projection for wastewater pipes, bathroom could become very tight overall with a bathtub.

3 bathtubs and 3 showers is already generous ;).

Sorry, here of course with orientation as well as site plan of the currently still existing building, which will be demolished.

Thank you very much for the direct feedback - regarding the doors in the cloakroom you are, of course, right, and regarding the bathroom I will also take another look.

The staircase to the upper floor is by the front door (east side), and the cellar stairs are then in the middle of the house.

Please furnish all rooms to scale with the correct furniture dimensions. Somehow the floor plan looks like Tetris.

What is the strange corner for the guest room/entrance?

Wardrobe is nicely large but there is no space.

Why a large pantry when there is a basement? Direct access from kitchen to pantry is missing.

Bathroom too small. Are 3 bathrooms with shower and bathtub really necessary?

Upper floor

I would plan the parents’ room on one side. Swap room 1 and the bedroom. Walk-in closet can only be furnished with a 3 m wardrobe.

I find 2 doors to the bathroom impractical, especially since there is a children’s bathroom.

I would change the stairs so there is less hallway.

Thank you both! Very helpful. I have already incorporated some parts (see below). As requested, I have drawn it to scale. Regarding the points:
    [*]Strange corner/guest room at the entrance --> This is supposed to become a guest room and in case it is needed later, I would like to have a room on the ground floor that can be converted into a bedroom [*]Cloakroom --> You are right... Thanks! [*]I would like to keep walking distances as short as possible (--> supplies directly from the car in the garage into the pantry), so far I have not considered a direct access from the pantry to the kitchen to be very important, since the distance difference is <2m [*]Bathrooms --> all too small? I have already adjusted on the ground floor, a third bathtub would actually not make sense. Thanks. [*]How would you position the stairs? I had also thought of a half-turn staircase directly at the entrance on the north/east side, but discarded that again because the corridor upstairs would then be too long...

P.S. I had chosen the west side as the “parent’s room” because of the nicer view of the garden and far away from the street. Why would you place the parent’s bedroom in the northeast?
