Hello everyone!
Actually, we feel like we are on the home stretch regarding the floor plan planning. Therefore, I would be happy if you dive into it and give us honest feedback. I have tried to fill out the layout as best as possible. Attached, besides the ground floor, the upper floor, and the attic, are also the relevant excerpts from the development plan as well as the site plan of the property.
The property is located in a dead-end street and is accessed from the southeast side. The house is to be positioned on the property so that the garage stands on the northeast boundary.
We have neighbors to the south and east. To the west is forest, and to the north a wide green strip.
Thank you very much for your feedback. Maybe you also have a suitable suggestion regarding the access to the living and dining rooms, as we are not satisfied with that yet.
Best regards,
Sebastian

Bebauungsplan/Einschränkungen
[*]Size of the property: 779m²
[*]Slope: --
[*]Site coverage ratio:
[*]Floor area ratio: 0.4
[*]Building window, building line, and boundary: The dark red in the attached excerpt from the development plan. Approximately 12m wide from east to west and about 20m – for border development – from south to north
[*]Edge development:
[*]Number of parking spaces: no requirement
[*]Number of floors: maximum 2 full floors
[*]Roof shape: gable roof 38-48°
[*]Style: single-family house
[*]Orientation: ridge direction freely selectable
[*]Maximum heights/limits: TF= 4.20m / FH = 9.50m
[*]Further requirements:
Requirements of the builders
[*]Style, roof shape, building type: 1.5 storeys; gable roof; "country house"
[*]Basement, floors: no basement; 1.5 floors + expansion reserve in the attic + large garage with gable roof
[*]Number of people, age: 2 adults + currently 2 children (planned 3)
[*]Space requirements on ground floor and upper floor: on the ground floor kitchen, dining room, living room, utility room, guest bathroom with shower and a guest / TV room; on the upper floor three children's rooms, parents' bedroom, 1 children's bathroom and one parents' bathroom
[*]Office: not needed. Possibly a desk in the attic
[*]Guests per year: large family = frequent (guest room mandatory)
[*]Open or closed architecture: rather closed
[*]Conservative or modern construction: conservative
[*]Open kitchen, cooking island: separate kitchen with sliding door to the dining room
[*]Number of dining seats: preferably space for 5 people in the kitchen; dining room separately
[*]Fireplace: yes
[*]Music/stereo wall: no
[*]Balcony, roof terrace: no
[*]Garage, carport: yes
[*]Utility garden, greenhouse: no
[*]Further wishes/special features/daily routine, also reasons why this or that should or should not be: both work shifts. Therefore, the "wing" for the parents. The kitchen should be oriented to the front facing the street.
House design
[*]Who created the design: specifications from us, implementation by an architect
[*]What do you like especially? Why? The layout on the 1st upper floor is basically almost perfect except for the windows in the northeast
[*]What do you not like? Why? The access to the living room. We would prefer access to the dining room, from which the living room would then be accessed. But then the kitchen would have to be smaller or the wall removed, which we actually don’t want. We are also skeptical about the size of the utility room because all heating, technology, and controlled ventilation probably have to be housed here
[*]Price estimate according to architect/planner: 295,000 euros
[*]Personal price limit for the house, including equipment: 300,000€
[*]Preferred heating technology: originally ground-source heat pump / now rather gas
If you have to give up on details/extensions:
[*]you can give up: A compromise has already been made regarding the stairs. Originally we wanted a landing staircase rotated 90° or 180° and not a spiral staircase.
[*]you cannot give up: The separated parents’ area with dressing room (shift work). The children’s bathroom on the upper floor (we have two daughters). The guest room and guest bathroom with shower on the ground floor (lots and frequent visitors).
