Single-family house for 5 people: floor plan planning in the final stretch!?

Hello everyone!

Actually, we feel like we are on the home stretch regarding the floor plan planning. Therefore, I would be happy if you dive into it and give us honest feedback. I have tried to fill out the layout as best as possible. Attached, besides the ground floor, the upper floor, and the attic, are also the relevant excerpts from the development plan as well as the site plan of the property.

The property is located in a dead-end street and is accessed from the southeast side. The house is to be positioned on the property so that the garage stands on the northeast boundary.

We have neighbors to the south and east. To the west is forest, and to the north a wide green strip.

Thank you very much for your feedback. Maybe you also have a suitable suggestion regarding the access to the living and dining rooms, as we are not satisfied with that yet.

House design

    [*]What do you like especially? Why? The layout on the 1st upper floor is basically almost perfect except for the windows in the northeast
    [*]What do you not like? Why? The access to the living room. We would prefer access to the dining room, from which the living room would then be accessed. But then the kitchen would have to be smaller or the wall removed, which we actually don’t want. We are also skeptical about the size of the utility room because all heating, technology, and controlled ventilation probably have to be housed here
    [*]Price estimate according to architect/planner: 295,000 euros
    [*]Personal price limit for the house, including equipment: 300,000€
    [*]Preferred heating technology: originally ground-source heat pump / now rather gas


If you have to give up on details/extensions:

    [*]you can give up: A compromise has already been made regarding the stairs. Originally we wanted a landing staircase rotated 90° or 180° and not a spiral staircase.


    [*]you cannot give up: The separated parents’ area with dressing room (shift work). The children’s bathroom on the upper floor (we have two daughters). The guest room and guest bathroom with shower on the ground floor (lots and frequent visitors).

Hello, we also plan to build new and our planned floor plan is similar to yours. However, we do not have the stairs in the middle of the house and we have swapped the kitchen and living room (maybe this is also not bad for you, so that the living room gets more sun). I have 2 questions: -The house will probably be accessed from the south, how do you handle the car, will you then turn around backwards on the parking space in the south in front of the kitchen? -Don’t you need an office or a small study room (e.g. for PC,....)?

With the planned budget, you will not get by. On the one hand, this is only an estimate from the architect, and there are additional incidental construction costs.

A very sophisticated design, I like that. However, I cannot get enthusiastic about exaggerated roofs. The knee wall is visually almost eaten up ;-)

How many square meters should it be? Budget including garage? You can forget that... if the architect estimates 300k... expect at least 350k!!! It’s not "mean" from the architect... you just build differently there. We went up 150k... just for the house / garage etc.
