I look forward to suggestions and tips of any kind:

Size of the plot - 1030 m2
Slope - no

Hello Namrontor,
without any information about your wishes for the draft and exterior views, it is difficult to provide criticism; I will still try quickly:

Ground floor
Many convoluted rooms for storage,
technical room with 3 sqm will never be enough.
Staircase directly at the front door I find unfortunate
Hall and corridors take up a lot of space.

Upper floor
again a lot of corridor space here
Dressing room not really usable
Corner bathtub too small
How to clean the window above the stairs?

btw, where is north?

Wow, finally someone with money. ;) No, in relation to the house, the corridors are wonderfully spacious - we’re not in a tiny house here where you have to save everywhere. I definitely think it’s great. But I also have some criticism with me: - this technology separation is rubbish and should be removed. Once that is done, the long narrow corridor can be significantly shortened and the doors moved to the right according to the plan. - I would probably also try to move the staircase further away from the entrance. Additionally, it could – as is common in large villas – majestically wind around the ceiling opening. I would find that very fitting. - That would also immediately solve my last point of criticism: The entrance door seems too narrow to me if it is actually going to be double-leafed. In the end, you usually open one side first. That side should be as wide as possible, about 1 meter. If the staircase is out of the way, there is also room for that + an additional double leaf. :)

Thank you very much in advance for the constructive feedback, I will address some points:

North faces the entrance door, meaning the dining/living/kitchen area faces southwest. I can absolutely agree with your criticism regarding the utility/technical room - I am also not really satisfied with it yet. The idea to reduce the hallway or completely eliminate the small corridor is very good; this makes the room bigger and also the technical area (3 m2 indeed seems too small - especially for a geothermal heat pump). I like the staircase as it is at the entrance; it doesn’t bother me and I actually find it good to have the "stairwell" also in the entrance area, and since it is open upwards anyway, it still feels spacious and not cramped. Good point about the entrance door kaho674: either it will be a single door with a side window or a variant with one large door and a smaller one; there really is not enough space for a double door of equal size. How to clean the window above the stairs? -> window cleaner ;) Walk-in closet not usable with 5.2 m2? -> Hm, I don’t know, I think it’s enough, it’s meant more as an additional wardrobe area, not a proper room like for Hollywood stars with 2,000 pairs of shoes :) Regarding storage space: a double garage with an attic will also be added, but not directly attached to the house, so there is still some parking space available. Thanks so far, if anything else comes up or is unclear, please bring it on!

Wow, big house!

If you don't connect the garage directly to the house, why is there a door from the utility room to the outside?

For most people, the stairs are more about getting them away from the dirty area at the front door. Otherwise, you always walk through the dirt, even barefoot or in socks...
This also fits my question about where you want to put your shoes. Do the ones currently in use always stay in the entrance area? Or do you rely on a lot of discipline and take them off at the door to carry them 4 meters to the wardrobe closet?

5 sqm of dressing room doesn’t say much at first – what matters is how wide the room is/how it’s going to be furnished. For example, if you want to put sliding door wardrobes (about 65-70 cm deep) on both sides and only have a 70 cm wide walkway left in between, that would be inconvenient. ;-) You should also pay attention to the width of the door. In the end, you might not be able to furnish all the way up to the door on one wall because there should also be space somewhere for a light switch...

Edit: just noticed – the living room is not furnished. But it would definitely be interesting to see how the couch is supposed to be positioned and where the TV would have space.

The bathroom on the upper floor is directly above the dining area. The pipes and drainage lines for it run through the entire house. I would try to plan the bathrooms on top of each other and design the room in the south as a genuine usable room (office, children's room).
