Single-family house assessment 170m² - construction cost overview underestimated?

Hello everyone,

I have an offer from an architect (in-house architect of a construction company).

The plot is available (slope location) - planned single-family house with approx. 170m² living space.

The cost overview seems a bit low to me. What is not considered here? Could there be additional costs? Please help me:

Well, in my opinion everything is set too low. For the house I would have estimated around €325,000, but without knowing the equipment and the region. If the company builds it for you for that money and everything is included – very good price. Outdoor facilities way too low, especially due to the hillside location. Additional construction costs too low. Edit: Is the garage also included in the price? I would also like to build with them if that works [emoji6]

Thank you very much for your assessment. The equipment is "standard" .. so no upscale extras.

Do you think something has been forgotten here? Or is it presented as "move-in ready"?

Well, I'm not really an expert either, I only know the numbers for our construction. At first glance, it doesn't look like anything is missing to me, but the respective amounts are very low. Painting is probably intentionally missing? Roughly estimated: House: 170 x €1,800 = €306,000 (however, we would be at €2,000/sqm turnkey) Garage: €30,000 Additional construction costs: €40,000 Outdoor facilities: €20,000 This totals about €100,000 more than your amount.

Let's be honest: the flooring work is just what we had to pay as an extra charge. We also have much more for the outdoor area, even though it's only done with gravel. Is the material included everywhere at all, or are only the labor costs indicated? [emoji15]

The wages are included :/ hm.. The assessments so far match my feeling (that it's too "cheap")..
