Hello hello!

After receiving a draft from the architect yesterday, I am desperately reaching out to you!

What do you dislike? Why? Room orientation totally stupid e.g. living room in the northeast, utility room in the southwest and also far from the carport, 170m² instead of 150m²
Price estimate by architect/planner: -
Personal price limit for the house including equipment: €275,000
Preferred heating technology: geothermal with ring trench collector

If you have to waive something, which details/extensions
-you can do without: cooking island, office on ground floor, laundry room
-you cannot do without: half-open living/cooking area, possibility to create 2 residential units

Why is the design like it is now?
Standard design from the planner? No, but he did present a similar floor plan to us during the discussion
Which wishes were implemented by the architect? 4 walls
What makes it particularly good or bad in your opinion? Our wishes were hardly considered and the house is way too big

What is the most important/fundamental question about the floor plan summarized in 130 characters?

We went to two builders with our own floor plan who offered it to us like that. But we were not really satisfied and wanted to leave it to the professional. The drawing from the architect was a real disappointment. Things I see as a layperson apparently are not recognized or are ignored. Our wishes should be realizable within 150m², right? The problem with the floor plan is really holding us back, the architect took almost a month to send us his crap. Statics, energy saving ordinance etc. are waiting to move forward and I don’t know what to do.

It is the house with number 25 (blue in the middle) on the site plan.

Are these different plans or do I have a visual distortion?

Are the plans aligned to true north?

Once our idea that the entrepreneur put on paper (hardly any light in the upstairs hallway, bathroom too small, dressing room that we don’t need, technology room too small) and once the drawing from the architect also called Architekt.png



Sort of. Our design is actually upside down, so north is down and south is up, architect’s plan has south at the right, west at the bottom, east at the top, north at the left.

That would be my question too. Should we place the long side facing N/S or O/W?

N/S: better sun usage
O/W: better use of the property

Oh dear. I could only take a quick look, but at first glance the architect's draft is really not ideal. What should make you think:

- in several places on the ground floor, the sample furnishing was planned within the swing area of doors or floor-to-ceiling windows... an architect should actually notice this and it shouldn't happen
- I don't like the side view with the differently high and quite dominant gables at all... it almost reminds me a bit of the [Danziger Krantor]

If you have so far hardly been able to find anything positive about the draft and the personal contact, then you should really turn to another architect. Better an end with a fright than a fright without end...

I see it that way now too, it probably makes no sense with the architect. It's a shame we've wasted 4 weeks on it.

Further points: - The bathroom on the upper floor has no door! WTF! A "professional" should notice that! - How is one supposed to get through between the bed and the wall in the master bedroom? Probably only sideways!
