Single-family house 143 sqm - the perfect planning?

Living area: 143 sqm
Slightly sloping hillside with a view into the valley (west side)
1 full floor + attic + basement
Roof with 3 dormers in cube shape, gable roof
Building window/external dimensions fixed
1 carport + parking space

2 adults + 2 children (planned) must fit there
Overnight guests: 2-3 per year, rather rare

Requirements:
Open, airy construction, modern and rather minimalist, with corners for relaxing, no suspended ceilings upstairs in the attic

House design is by the architect (it is a building project, interior can still be changed, rest is approved)

Status: not yet purchased or similar

Open points:
- We want to enlarge the bathroom somewhat at the expense of the bedroom on the left with the balcony (move the toilet there and create a large walk-in shower with a glass wall).
- Two children's rooms should be upstairs
- The work area upstairs should possibly be designed as a lounge/reading nook (or later also for children to play)
- The kitchen should be open (remove the wall)
- Fireplace on the wall facing the terrace
- Staircase on the ground floor: possibly fully glazing the wall to the wardrobe?
- Windows on the ground floor facing north possibly with a wide window sill for sitting with cushions?
- From the balcony upstairs you look down over the village
- Orientation: top right south, left west, right east, bottom north, dimensions 8x13m (max.)

Do you have any ideas for better-utilized rooms to make the best use of the 143 sqm?
Where could tricks/tips help?

Well then, I'll start. The north arrow, site plan, and possibly one or two views are missing to get an idea of the slope. What I don't immediately see here is how you want to accommodate 2 children's rooms without completely adjusting the upper floor layout. And also probably adjusting the ground floor layout a bit more. Is that supposed to be the indication of a garage at the bottom of the ground floor plan? I would find the kitchen area quite a dark hole there.

Hello,

sorry, here is the site plan. The slope runs minimally (from east to west). A carport is on the right, a parking space may be in front of the house. The street to the right of the carport is a bike path, not a proper road.

Regarding the children's room, we are also puzzled, it would be important to us to get 2x 10 sqm upstairs... our current idea is to divide the dressing room and the bedroom on the right.

But those will be small cubicles, especially since there is also the sloping roof and a solution still needs to be found for access from two rooms. The knee wall is only 100 cm high, and roughly measured, the 200 cm line only starts after about 120 cm.
Nothing can be changed anymore at the window/gable positions? What does the architect’s proposal for your room program look like?

- Bathroom and front door collide (from personal experience it's annoying when no one can use the bathroom while you're seeing off a guest) - the way to the kitchen is long - what kind of 24 cm wall construction is that? - somewhat forced free space next to the dining table - no central traffic area on the ground floor (feels like a corridor) - the attic does not meet your requirements

The first appointment with the architect is still pending. It is clear that the rooms upstairs will not be large, but if you use the work area and the basement partly as storage or playroom, I think it will still be okay.

I will ask about the wall construction. What do you mean by no central traffic area? Where would you position the kitchen? I rather like it if you don’t see the living-dining area/kitchen immediately from the front door.
