Hello house-building friends,

we are currently in the early planning stage of our single-family house. Budget & financing are settled, and we have a preferred general contractor in sight.
Now we have made a first draft of the floor plan with a friend who is an architect, with which we as laymen are quite satisfied at first glance and after some minor adjustments.

Nevertheless, we are open to and grateful for further tips and advice.

Development plan/restrictions
Plot size: approx. 650 - 700m²
Slope: Yes. Slope descending towards the southwest - just under 1.8m in the building window. Street & access from northeast.
Floor area ratio: unknown
Plot ratio: unknown
Building window, building line and boundary: No development plan. Orientation based on neighboring buildings.
Number of parking spaces: 2 parking spaces (in front / beside the house)
Orientation: southwest

Requirements of the builders
Basement, floors: 2 full floors - basement partially cellar.
Number of people, 2 adults - mid/end 30s
Space requirement on the ground floor, basement: total requirement 130m² (including cellar room)
Basement: cellar room, utility room, bedroom, dressing room, full bathroom, additional room
Ground floor: living area, kitchen, guest room, guest WC, storage room
Office: home office
Open or closed architecture: open living-dining area, the rest rather separate
Conservative or modern construction: rather modern
Open kitchen, cooking island: open kitchen, island not mandatory
Number of dining seats: 6-8
Balcony, roof terrace: attached balcony on ground floor, small terrace in basement
Garage, carport: carport (added later)

House design
Planned by: a friend who is an architect and also works for general contractors.
Personal price limit for the house, including equipment: approx. €400,000 pure construction costs (additional construction costs, outdoor facilities, kitchen & balcony are not included in this budget)
Preferred heating technology: heat pump including PV and possibly storage

Why did the design turn out as it is now?
The architect created the design based on the following key points:

    [*]Slope location
    [*]Desire not to build a full basement
    [*]Budget framework
    [*]Desired rooms (see above)

Attached is the created floor plan, an overview of the plot, as well as a self-made side profile to illustrate the slope location. Please do not take the side profile too precisely; it is only for rough estimation for me. The exact building window is not yet fixed.
The plot has not yet been surveyed 100%, hence the approx. indication of 650-700m².

We want to build with 2 full floors, and due to the slope, the basement will be partially built into the hill to also have a "cellar area." The basement will face the valley with sleeping/office rooms to make sensible use of the valley side and have the possibility to use the terrace via the office. However, the "main terrace" will be the balcony on the ground floor.
The ground floor will be entered at street level and completed towards the valley with a large balcony in the living area. Whether the balcony spans the full or only half the house front is not yet decided.

On the side (west) of the plot, there is still a path, which however only leads to an unused meadow behind the plot.

The roof will probably be a 20-degree gable roof with an attic used for storage. We are currently unsure whether there are enough windows and thus enough brightness in the living/dining area with this floor plan.
Also, we would like to better utilize the dressing room, as the room loses much space due to 3 doors and one window. One option might be to combine the utility room and cellar and design the access to the bathroom through the current utility room. Since the budget also limits the overall size, we would be grateful for design tips.

And where in the house is the possibility for a panoramic view towards the sunset direction towards the meadow?

I'll keep it short and honest: if someone offered me the house for purchase, the first thing I would do is to get rid of this storage room between the entrance and the kitchen to create a direct path to the kitchen. The planned path now is not comprehensible.
But I would not buy the house because it has no connection to the property and garden except from the office. I don’t have a house to hang around on the balcony.

I still have time, so some more:
The bathroom is poorly furnished with the tub under the window and a windowless toilet area. The washbasin is planned against the window.
Bedroom: the headboard next to a door is also not ideal.
On the ground floor, you run into the side of the wardrobe cabinet. The WC area gets dirty from street shoes because the wardrobe is too far away.
The access to the office on the ground floor is not ideal, even though the planner has complete freedom.
The kitchen furniture is not ergonomic and is pointlessly divided into two parts. I said something about location AB at the beginning.
And yes, the west… the beautiful west is completely excluded from the house. Unfortunately, the landing of the stairs is not suitable for lingering.
I don’t think the 400,000€ will be enough. Already the light wells, balcony, stair landing and larger window areas increase the costs.
