Sign a loan contract now but receive the money only in one year?

Hello, I have bought a plot of land and still have about €30,000 in equity and wanted to start with the pipe construction first. Is it possible to take out a loan now and only receive the money at the end of next year? I plan to do a lot of work myself and want to wait as long as possible with the loan disbursement so that I don't have to pay any commitment interest. Planned is a 150 sqm bungalow with a double garage of 60 sqm. Thank you in advance.

You can get a so-called forward loan from your bank and use today’s low interest rates, well the bank does take a small surcharge.

You can also apply for a completely normal construction loan now, but you should make sure that the interest-free period for the provision is adjusted according to your schedule so that you do not have to pay any commitment interest.

This will only not work with the favorable KfW funds. Here the interest-free period for the provision is predetermined.
