Should the cellar or slab foundation be made by the house manufacturer?

I am not yet sure whether I want to build with or without a basement.

I have dealt with the topic of the foundation slab a bit, but I don’t quite understand it with the providers. Some things have to be done as DIY even with the foundation slab (e.g., gravel filter layer or sealing) or subcontracted.

Does anyone have information on this?

Then the general question is whether the foundation slab should even be done through the house manufacturer. I heard from one that it’s better not to, because they are not specialized in it; another said definitely through the manufacturer because of the warranty.

How did you do it and what are the costs? Is it cheaper to have it done by a company, and which companies are there?

Regarding the basement, basically the same. Should I have it done through the house manufacturer or through the companies they work with, or rather through an independent company?

What do you think of the company Glatthaar and what other companies are there?

Hello,

So you are looking for a prefab house provider in the lower price segment.

Then you should follow the instructions and suggestions of the respective providers, because they themselves know best what they can do and what not.

First of all, everyone only sells what they advertise. In the prefab house industry, it is a piece of house and nothing else; they cannot prefabricate a floor slab or basement floor in their manufacturing process.

From the mid-price segment - I mean e.g. Weberhaus® & comparable providers - floor slabs and basements are offered via subsidiaries or long-standing partners. These companies have learned over the years that if they do not supervise this service, stress is guaranteed.

A freelance provider is not necessarily cheaper, because the execution of the floor slab also depends on the specifications in the interaction of the soil report and statics.

How do you come to that conclusion? As a house manufacturer, I am considering ProHaus, or is that for you a provider in the lower price segment?



By someone I did not mean the providers, but another house builder. So 2 different house builders, each representing a different opinion.
