Good day everyone,

I am currently considering purchasing the following shell construction. Provided the price is right.

Do you, who already have experience with building and possibly completing a house, have an opinion on the subject? In your opinion, where are the risks and what other points should I clarify?

I find the large plot very attractive and the settlement is really nicely designed. I would probably want to expand the house’s footprint so that there is additional space on the ground floor and upper floor.

I look forward to your opinions and especially also suggestions.

There is not much to say about the house from my side. Inside, it makes a pretty good impression, but the exterior appearance is somewhat off-putting. It doesn’t really look professionally done, but others should make the final judgment on that.

By the way, 310,000 EUR is a hefty price for a house in this condition; there is still a lot left to be done. Please do not underestimate that. It also looks very small.

And then the question arises, why is it being sold? Is there a defect or simply ran out of money?

Make sure to have all the documents shown to you, building applications and drawings, specifications, etc.

... and see if the development plan allows for expanding the house. It's not just the floor area ratio that applies, but also the gable shape, etc. With the costs of an extension to create a bit more living space, I don't really consider it a bargain anymore.

How is the house heated???

Hmm, there could be quite a bit lurking there, but it already looks almost finished... price-wise definitely not a bargain... and yes, relatively small...

Moreover, there are windows on both sides and the distances to the boundaries don’t look too generous either. Where would you even build an extension.

You need a proper planner who records the current state, evaluates the cost, and examines your ideas. Your thoughts about building an extension will require a new permit, etc., if feasible.
