Shell construction costs - Offer - 180m2 + double garage (without basement)

Today we received an offer for our shell construction (here you can find more info: )

The offer comes from the locally highly respected construction company, which has been active in construction for 3 generations.

The most important items are:
Site setup,
all earthworks,
floor slab (+12cm XPS)
Masonry: filled Poroton MZ70 36.5
Interior + garage: hollow brick

Total price: approx. 170k (roof truss not included)

Is this a fair offer?

It's somewhat comparing apples and oranges but a very rough comparison.
KS stone house, aerated concrete garage
House intermediate ceiling solid and garage solid ceiling/floor. 170sqm and garage 80sqm
Without foundation, including piping under floor slabs. Approx. 140k€
Whereas earthworks would have cost about 15k€ if not in EL

It's hard to judge from a distance. Based on experience from our construction project, I would have estimated between 120-150k net.

It also depends a bit on your gut feeling afterward, whether you think everything is already included, there's a good impression, and no endless additional claims will come up later. So don't just look at the numbers but consider the whole picture overall. You can best compare figures on individual items with the architect's estimate or other offers. That way, you can get a good impression.
