Sewerage - "Soakaway pit" who understands what?

Hello,

I have a question, we are going to build at the beginning of July. Now I noticed that in my construction contract under point 5. Canalization it says, I quote: "The canalization will be carried out according to official regulations with plastic pipes, of appropriate thickness, up to the public sewer system, including an inspection shaft." So now my question is, it does not say anything about a soakaway shaft here. However, my municipality requires that my rainwater must go into the soakaway shaft. What do you think, does my developer have to do that according to the contract?

Hello,

You probably mean a drain field and no, your general contractor does not have to install this because, according to the wording quoted above, it is not part of the concluded fixed-price contract. However, this sounds very much like a developer’s responsibility; the situation could be different here - just ask and see what your developer says in response to your question.

hello, what a "Regole" is again I do not know. I at least want to drain my rainwater into this shaft. According to the plan, it should have DN1500. I am building turnkey, I am only the buyer of the house, and with turnkey I expect that my rainwater is discharged according to official regulations. It cannot go into the sewer!

A Regole is - simply put: a hole in the garden, lined with filter fleece, filled with gravel, and connected to the house's roof drainage. Depending on the size of the sealed area, the size of the Regole is adjusted; approximate costs starting for 10 m³ at €1,700.00.

Turnkey usually means without painting and floor coverings - otherwise _the house_ is complete. If your builder - atypically - has included the sewer connection in the house price, you should discuss additional and possibly reduced prices regarding sewer connection/Regole - the wastewater still has to be discharged into the sewer.
