Setback city villa approx. 200m² with southern orientation

Hello everyone,

originally we wanted a somewhat larger plot of 560m², but unfortunately we only got the smaller version with 460m².
The shape of the plot is somewhat difficult. The street runs along the south side, so the house (currently planned with a footprint of 11mx11m) is set back in the north of the plot. Since we also want to realize at least a single garage (vintage car hobby) and boundary construction is possible here, we want to place it to the east next to the house.
This moves the front door to the south and guest bathroom and hallway take up most of the south side ☹
Apart from this fact, we like the design very much. We like the open living concept and the possibility to open the dining area and kitchen towards the terrace.
We are now wondering if there might still be another way to shift everything a bit to have more of the south side.
It is important to us that one can access the basement directly from the hallway. A studio apartment is to be created here, which will initially be used as an office (freelancer). The staircase to the first floor should be integrated into the living area, we both do not like a classic stairwell.
We are grateful for any constructive criticism!

House is set back, thus south orientation is possible, but due to garage on east side the south side is not particularly well utilized.

How long is the staircase and what floor height is planned? At first glance, it looks quite short.

In general, it would be good if the floor plans were dimensioned.

This is important to discuss here.
You don’t even have to start here if you have a limit of, for example, 500,000.
Otherwise, I don’t find the design very great.
The exterior with the loggia extension doesn’t fit with the roofs. Many windows are quite narrow, too narrow for this house size.
Where is the kitchen supposed to have tall cabinets?
Why the huge distance between the kitchen and dining area?
The staircase seems conspicuously short, even though there are no measurements.
How do you envision the staircase approach to the upper floor from the quiet area with teenager visits or evening activities?
How many wardrobes does the “cloakroom” on the upper floor accommodate? One is definitely drawn in too many. It has to go.

Is a carport even allowed in the street area, i.e. within the 6 meters?


You are building too much boundary development. You are allowed to build up to 9 meters regarding a garage on the boundary with a side wall of max. 20 sqm. The side terrace is also not allowed without a frame. The carport is also not allowed since everything on the east side is already used up by the garage.
I would be surprised if your overall development does not exceed the permitted 0.4.
Please carefully read the state building code regarding the development and distances.
Otherwise, I advise you to consult an architect who knows the rules and certainly can achieve an open house that is also smaller and neater and simply read all the pinned posts again.

That is planned very lavishly, oh dear. The similarities in spirit are probably not limited to the red roof ;-)

I share YPG's concerns that it should not be built like this. Under 700 k you should not even try. Seriously, does the freelancer want to work for hours every day in the dark basement?

Good morning! If the 3d simulation shows the entire property, then I fully agree with ypg. Unfortunately, you cannot build it like that because the distances are not maintained.
