Semi-detached house from 1999, any experiences?

Hello everyone,

we are looking at a semi-detached house from 1999 on Friday. I have the following information:

    [*]Stuttgart commuter belt (30km), highway exit, S-Bahn
    [*]House is 5 minutes walk from the city center in a 30 km/h zone
    [*]Plot 300 sqm, living area 131 sqm on 3 floors (no basement), carport with small garden shed, garden facing south
    [*]Purchase price: 530,000 EUR
    [*]Year of construction 1999, solid construction, fully developed attic, gable roof (houses stand in a U shape to each other, part of it is therefore detached)
    [*]Fixed plastic/insulating glass
    [*]Energy certificate class C (consumption-oriented), energy consumption 77.6 kWh/m²a
    [*]Gas central heating with solar thermal from 2024, radiators

The house looks well maintained in the pictures and from the outside. The interior is of course somewhat dated, but it also looks well maintained in the pictures.

We are laymen when it comes to construction/renovation topics, and will come to the first viewing with only three of us (including our 16-month-old daughter). However, we would like to mentally prepare for the property in advance, bring the right questions, and then also be ready to make a quick decision afterward. Therefore, my question to the group is: what renovation work could we expect with such a house? I am aware that this is difficult to assess without a viewing and pictures, but at least a first direction as well as other hints and recommendations would be helpful to us.

Ok, ours is from 1997 - but when I look at how similar houses around us are selling, I consider this a normal price. You could ask if the heating has ever been renewed (now 25 years old), but otherwise...

None at all to all of it. Look at the roof covering and the heating. Everything else is cosmetic renovation. Or check for moisture in the basement - but that has nothing to do with the age.

New heating and no basement, so two concerns are already off the table.

Check if there are any cracks anywhere. Ideally, bring someone knowledgeable along to the first appointment. Often there is no second appointment, the house is already gone.

I can only recommend reserving the house. It has happened to me several times recently that someone else has already reserved it. In my opinion, cancelling is always possible.

Is the financing secured?

Thank you! We have a financing confirmation, so I assume it is possible. Of course, there can still be surprises.

The heating system has been renewed in 2024.
