Semi-detached house for rent. Criticism and suggestions are welcome

Hello, I am currently planning to build a semi-detached house for rent.

The house may not exceed 15m in width, I have some flexibility in length.

Orientation Northeast

It will be a standard house made of 36.5 aerated concrete, air-water heat pump or geothermal heat pump, controlled residential ventilation, gable or hip roof (nail truss).

I have a few questions about improvements.

Ground floor: swap kitchen with living room? If yes, I also have to swap bathroom with bedroom on the upper floor.

Upper floor: leave 4.5 sqm small room as office/dressing room or plan it as children's bathroom and assign the main bathroom to the parents?

As a father of two children, I can say that the purpose of a [Kinderbad] has never made sense to me. First world luxury. We do great with a guest bathroom and a main bathroom. I would always create additional space instead of additional cleaning effort.

Kitchen and dining area are, in my opinion, too far apart. Most people nowadays want an open living-cooking-dining area. Besides, it is more practical if the kitchen is close to the terrace.

@ HausiaKlausi Thank you for your response We also have 2 boys (10/12) and so far no problems with "traffic jams" in the bathroom. The boys go to bed around 9 pm, we a bit later. The main terrace is currently at the kitchen (northeast orientation). If I swap the living room with the kitchen, I (the tenant) will probably have high water consumption due to the 15m long hot water pipe. I would prefer not to move the utility room to the south side because the house already stands with its narrow side to the sun.

Please upload the draft with the site plan, access route, parking spaces, and terrace so that one can get an impression of where what is supposed to go.

As a tip: use 5 boxes for one meter. Then you can more easily overlook the kitchen and other furnishings. Doors, by the way, plan as 90 cm, showers 100 x 100. Bathtub 80 x 180, children's beds also with 100 x 200.

For me, a plan is always improvable if a 3-meter wardrobe cannot be placed in the bedroom.

An isolated kitchen is hardly wanted anymore. Yes, they exist, but they are rare.

You don't need a children's bathroom. You need washing and storage space.
