Secure forward loan?

Hello, I have a question. I want to build a house or possibly buy one with my girlfriend in 3 years. Would it make sense for us to get a [Forwarddarlehen] from our bank (Sparkasse) since the interest rates are currently very low? We would be very annoyed if the interest rates increase again in 3 years, which I expect. But you don't get such a [Forwarddarlehen] for free, right? What would you advise us? Thanks in advance. Hello Chris,

a forward loan serves exclusively to secure an interest rate for the future refinancing of an existing financing.

You cannot obtain a forward loan for the purchase of a property planned in three years because the bank cannot determine the collateral yet and therefore cannot offer you an interest rate.

A forward loan to extend a credit or for refinancing can be interesting, I just signed a corresponding contract today, but if the interest rates are still very low in a year, then I made a mistake
