Searching for a prefabricated house provider with land brokerage...

Good evening everyone,

I have some possibly "dumb" and probably much too general questions, I am a bit confused after several phone calls with different prefab house providers.

Some providers told me that you first have to conclude a kind of pre-contract, based on which plots of land from a pool are then offered. For your information: We currently do not yet own a plot of land.

Now my questions about this:

Do several providers have access to a common "land pool"?
Are these plots of land that are not otherwise available for sale to the public?
Is the procedure with the "pre-contracts" for land search the norm?
Should I conclude such contracts with several providers to have greater chances of finding a suitable plot, or should I expect costs for commissioning a service (search for plots of land)?

Is there a procedure that is normally followed? How did you proceed?

I would be very happy about your answers.

The quality of the local search function excuses you a bit, but basically your question has already been answered here this year.

The house providers look for the plots exactly where you would also look yourself, usually do not have such plots bindingly reserved, and in serious cases offer "comparable" other plots. It’s all about baiting your signature, nothing else.


That would be just as foolish as doing the same with real estate agents: in the worst case, three of them would offer you the same plot, and each would claim a full fee.


1. don’t imagine that house salespeople can work magic;
2. wait and drink tea.

The desperation of your search does not make the market any easier, but it makes your wallet more vulnerable.

Many thanks for the quick response. I actually couldn’t find the appropriate answer using the search function.

That is, of course, disillusioning – on the phone it always sounds as if the providers have the all-in-one solution.

The "pre-contracts" I mentioned, I was told, would not incur any costs – however, I am also skeptical about that.

This means quite specifically that even if you have agreed on a plot of land with a provider, it can still be purchased by other people at any time.

A well-known couple of mine had a mediation meeting with one of the allegedly leading prefab house manufacturers just a few weeks ago, which was abruptly ended and they were kicked out of the show house. They had refused to sign the preliminary contract you mentioned during this meeting. In my opinion, that already says a lot about these preliminary contracts...
