Savings potential in turnkey prefabricated houses - assessment?

Hello everyone!

Yesterday we were at the model house park of Viebrockhaus.

There we looked at the "V1".

Simple and straightforward construction. But size, room layout, and construction suit us perfectly! That’s how it should be, except for 2 small changes...

The model house there was equipped with "extra features" and Kfw 40+ construction for 260,000€ turnkey!

However, we wouldn’t want to build through Viebrockhaus but take our build into our own hands.

Also, we wouldn’t want to build KFW 40 Plus, but the energy standard, as I’ve read several times here that the extra costs simply aren’t worth it....

We also want to do a lot ourselves and have some craftsmen in our family who want to actively support us.

What’s your take? How much savings potential do you see compared to turnkey construction from Viebrockhaus?

Are 200,000€ building costs realistic? We don’t want the most expensive bricks or plaster, nor the most expensive tiles and roof tiles. Just a nice solid single-family house for the future.

It’s not that we can’t get money or anything. We just simply don’t want to take out more money than we need.

I would really appreciate an assessment from you experts!

So "turnkey" does not mean that everything is included. That is clear to you? Usually, the foundation slab including earthworks, ancillary building costs, garden, kitchen, upgrades are added. In total, depending on the requirements, 100,000 to 200,000 euros or even more.

How do you want to build a timber frame yourself, or should it then be Ytong?

I think the price from Viebrockhaus is already very, very good. For example, they buy windows much cheaper than you could.

You can save money through your own work, although I have my doubts whether it is still as much as it used to be. You have a long construction phase - possibly rent and standby interest. For some trades, there are crazy price increases - at least according to word of mouth in our town. Just put together all the costs, including ancillary construction costs, and then go through each item to see what can be saved through your own work.

The show house was already customized according to the price list. Likewise, we know that a garden and a kitchen are not included. I would have assumed that the floor slab is included. But we don't have exact information about that either.

It is supposed to be Ytong. Like the prefabricated house from Viebrockhaus would be.

Somewhere here in the forum I read that KFW 40+ also means costs of 40,000€ plus, ROUGHLY ESTIMATED, in addition to the energy standard. If you have already reduced the costs, you are already quite a bit cheaper...

I know, it's a back-of-the-envelope calculation, or is it really that a prefabricated house provider can now offer houses so "cheaply" that it no longer pays off to do it yourself...

Double burden due to rent is eliminated because the building site would be at my parents' place on the former farm and we would not pay rent there.

Just for the house, that would be about €1500 per sqm, which is rather a basic equipment, even for a federal state with comparatively low construction costs like Lower Saxony and some EL.
With Viebrockhaus, quite a lot was included, but of course you also indirectly pay for the model house parks etc.

No, the prices are usually only from the foundation slab, as the company does not know the site and different costs arise depending on the building plot. And at 260,000 already listed, you yourself will not get cheaper. That is a price per sqm of 1600 euros/m2, which is already very good.
