Hello everyone,
due to a major mistake, we now have to change the room layout :-( We quickly sketched something before we want to speak with our architect.

Brief facts: City villa approx. 170 sqm on a plot of approx. 600 sqm for 3 people. The external dimensions of the house are approx. 11m x 12m.

I don't like the bedroom solution on the upper floor. The one who sleeps on the right has a narrow path to the bed, and the one who sleeps on the left has plenty of space, but that area is also dead space because it’s unusable. Okay. But what I find much worse is that you have to go through the bedroom from the bathroom to the dressing room. That can definitely be solved better.
Now to the ground floor: why no door between the kitchen and the living room? Why can you only get to the technical room through the utility room? I would plan an access to the technical room from the hallway. You also don’t really have much space in the utility room because you have 3 doors and 1 window there.
If you make a storage room under the stairs, then you can use the wall of the storage room for a bench or a shoe cabinet without bumping your head. For many, the space under the stairs becomes just a storage area for shoes, baskets, etc., and it always looks messy. You also don’t really have space for a nice coat rack.
I also don’t like the toilet right next to the sink. I would maybe make the toilet a bit bigger so it doesn’t look so cramped.
What kind of mistake is that that you have to completely throw the entire room planning overboard? And who made it?
I would have the architect plan it without even showing him your design. A good architect can plan a house according to your wishes without any drawings from you.

Apart from the huge kitchen, we managed to fit a similar room layout into 130sqm.

The bathtub cannot be used by older children because it is not accessible. I would combine the utility room and the technical room in a different design. Neither does the technical room accommodate technology (long hose), nor does the utility room offer storage space (doors, windows, corners). The dressing room upstairs is forced and the wardrobes are squeezed in; the position of the window is due to the facade, making it look like a hole. The bed is too close to the exterior wall, no space to get up.

One half of the upper floor is intended for the parents. The other half for both children together, stairs and air. Especially during adolescence, children spend a lot of time in their room. Experience shows that parents tend to spend less time in their chambers.

As a child, I wouldn’t be very enthusiastic if I realized that as a child I get significantly less space for frequent use and the parents, in return, get a lot of space for little use.
