Hello,

we have problems with the windows and do not know what to do anymore. We are tenants and our landlord has repeatedly advised us to ventilate. We ventilate twice a day for 5 minutes, even in winter. We have been living in the apartment for 1 year and the windows are about 20 years old.

Where does the water come from? We have slight condensation on the glass which is normal. However, the water enters at the frame and runs down.

The window fitter has already replaced the fittings and seals (which exactly we unfortunately do not know).

Classic: Tenant points out mold, landlord accuses of incorrect ventilation. Honestly, this damage pattern looks like incorrect connection / thermal bridge. I would: join the tenant association, get legal advice, order an expert, put pressure on the landlord!

What do you see… In this matter I wonder, do you use a humidity meter?

Usually, airing out 3-4 times is assumed in disputes. With twice, you don’t stand a good chance.

My tip: the seals are old and brittle. As a result, quite a bit of warm moist air escapes through the seal and condenses on the frame. Regardless, you should air out more frequently and possibly also heat more. Condensation water on the window is common in old buildings but is always a sign that it’s becoming critical and can also condense on the wall.

So I have to discuss the topic of airing out 4 times, as we measure the humidity and it is max 60%. We have 21-22 degrees in all rooms (my better half gets cold very quickly and she finds it warm).

What I have not yet understood are the amounts of water in the window frame, which then run inside. It could have two causes: water comes in from outside or warm air escapes and condenses.
